Our Client is looking for a Multi Family Housing Project manager.
Job Description:
Muli family project manager Essential Responsibilities:
Responsible for construction development and operational needs and requests.
Assists the Executive team in identifying constructability pros and cons of design options during the schematic design process.
Oversee and manage site safety by delegating responsibility across superintendent staff and monitor for success.
Collaborate with development, design and estimating team when cost benefit analysis is necessary, and during the various generations of budgetary development.
Work closely with estimating and select trades contractors in development accurate estimates.
Collaborate with trade contractors, estimating department and internal superintendent team toward assembling accurate schedules.
Assemble construction, phasing & staging plan.
Organize and improve on existing contract scopes.
Assist Construction Coordinator in sending out bid packages.
Assist in bid follow up.
Field all bidder RFI’s.
Organize and conduct bid and scope meetings.
Assist in bid level sheets and organize files in Construction E-Drive.
Select best qualified bid and submit to executive team for contract award.
Manage submittal, shop drawing process, RFI’s in Timberline.
Oversee construction trailer administrative duties (binders, safety, MSDS, logs, etc.).
Review PO’s, CO’s, Contracts etc. for Executive approval.
Develop, update and manage MS project master schedule .
Create monthly Construction summary and power-point site photos document.
Work with construction Coordinator as necessary for accurate information and completion of documents.
Work closely with department heads and manage Certificate of Occupancy requirements.
Manage relationships with Towns and counties of LINY during construction execution.
Manage all utilities and RUD work (LIPA, Nat Grid, PSE&G, Verizon, and Cablevision).
Manage the application process for electric meter sets and gas meter sets
Manage field operations for franchise and wet utilities.
Assist in all field aspects as needed or requested by field Superintendent.
Monitor and ensure construction is built on schedule, in alignment with appropriate building code and accepted industry standards.
Participate in Asset Team scheduled meetings.
Shadow development as needed on permit process in a effort to ensure success.
Assist and assume additional responsibilities as requested by Executive team .
Job Requirements:
Requirements
Minimum of 5+ years as a Construction Project manager with multifamily site development.
Valid New York State driver’s license.
Knowledge of budgeting, scheduling, and related software such as Timberline, MS project, Excel, MS Word, is a plus.
